What is a Schedule of Condition?

The photographic schedule focuses on the visible and accessible elements of the property that most commonly influence investment risk and future cost exposure.

Buying property at auction or as an investment often involves compressed timescales, restricted access and incomplete information. A Photographic Schedule of Condition is designed to reduce those risks by providing a clear, independent visual record of the property’s condition at a specific point in time.

Rather than relying on sales particulars or historic images, this service creates a snapshot taken close to the point of purchase. It allows investors and auction buyers to make decisions based on evidence, not assumption.

The emphasis is on creating a reliable baseline condition record, not an exhaustive technical assessment. The service documents condition only. It does not provide advice, interpretation or recommendations.

This service is best suited to experienced buyers who:

With regards to services, we will attempt to operate the lights, heating and view drainage by running the taps. This shouldn't be mistaken for tests. Additional tests and inspections should be undertaken before committing to purchase.

White goods will not be tested. If this is important, ensure you clarify their condition at the time of viewing or instruct a technician for a detailed assessment.
