What is an Expert Witness service?

The term Expert Witness refers to a person qualified to provide their professional opinion in court. In the context of residential surveying, it is broadly associated with housing disrepair issues between the landlord and tenant.

The aim of this service is to clarify the most likely source of the issue so liability can be assigned, and a repair undertaken effectively.

Where court proceedings have not started, and solicitors are not involved, our defect diagnosis service is better suited to clarify a resolution to the issue. Note that the Pre-Action Protocol for housing disrepair requires parties to take reasonable measures to avoid unnecessary expenditure.

Regardless of our instruction, an unbiased conclusion will be reached.

The turnaround time for the report is between 5 to 10 working days from the date of inspection.

What's included in the inspection?

The inspection will include a visual and non-intrusive assessment of the affected area(s) with a letter report to follow.

The report will include a simple schedule for repairs and costings with urgent works highlighted, as required under the Civil Procedure Rules (CPR) Pre-Action Protocol for Housing.

The report will also include content inline with Part 35 of the CPR (and thereby Practice Direction 35). A photo schedule will be included for ease of reference also.
