What is a Defect Diagnosis service?
Defect diagnosis refers to the assessment of an issue to find out what caused it.
The aim of this service is to clarify the most likely source of the issue so you may undertake an effective repair.
The turnaround time for the report is between 3 to 5 working days from the conclusion.
What's included in the inspection?
The inspection will include a visual and non-intrusive assessment of an affected area with a letter report to follow.
Where intrusive assessment is required, it is usually more cost effective to get in touch with a contractor to provide such a service.

The client had instructed us to assess the cause of mould within a flat situated in a 1930’s mansion block.
We noted a small amount of mould to the bottom corner of the affected bedroom. The client advised the issue to only be present within this one bedroom with no such issues to other rooms facing the same elevation.
We had noticed the air vent fixed to the wall to have been sealed with cardboard despite the tenants statement of not having done so.
We advised the cardboard should be removed with furniture placed away from the affected corner to maintain ventilation to the space. The mould could be removed with a proprietary cleaner given its limited extent. The windows should also be used to achieve ventilation, and the bedroom door left open to increase this.
What does this mean?
The mould was only present to a small corner of the bedroom. Given it was only present to this one room, despite other rooms facing the same elevation (and therefore subject to similar weather exposure), we assumed the issue was isolated to this room.
In this instance, the room in question was used for a child under the age of 2. Therefore, it was reasonable to assume this room was kept warmer than the remaining ones. This lead to a closer look at the vent which revealed it had been blocked, with more water droplets also present to the window panes (in comparison to other rooms) suggesting it isn’t used as frequently.
The corner of the bedroom which suffered from the mould was due to furniture having been placed flush against the wall, which also happened to be external facing. This meant it was colder than the internal walls, leading to an increased possibility of mould forming.
